Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis once a completed application and required fees are received. To secure a rental, we recommend submitting your application and fees as soon as possible; we cannot hold a unit without an approved application or agreed-upon deposit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by listing and location. In most cases tenants pay the first month’s rent plus a security deposit before move-in; some properties also require last month’s rent. Exact move-in requirements and amounts are shown on the listing and outlined in the lease. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is typically 18 or older unless local law specifies otherwise. Corporate or corporate-housing arrangements may have additional eligibility criteria. -
Is the deposit refundable?
Yes. Security deposits are refundable if the lease terms are met & there is no damagae beyond normal wear and tear. Deductions may be taken for any balance due, repairs or cleaning. Deposit return timing can take up to 60 days. -
Who needs a cosigner?
A cosigner or guarantor may be required when an applicant does not meet income, credit, or rental-history criteria. Cosigners must meet financial qualifications and sign the guarantor agreement. Alternatives can include an increased security deposit or a qualifying co-applicant. -
You have a property I want to rent. How do I apply?
Applications are accepted online or in person. A complete application, application fee, and supporting documents—such as proof of income, government ID, and rental references—are required. We process applications promptly and perform standard credit, background, and rental-history screening. -
How do I pay rent?
Rent can usually be paid through the tenant portal (online payment or automatic bank transfer), or by check/money order where accepted. Payment methods, due dates, and late-fee policies are specified in the lease. -
I want to get a pet. What do I do?
Review your lease and contact management before getting a pet. Some properties allow pets with a pet deposit, monthly pet rent, and a signed pet agreement; others restrict certain breeds or sizes. You may need to provide vaccination records and photos for approval. You will need to fill out a profile with Pet Screening. -
I want to move out, but my roommate wants to stay. What do I do?
Leases typically hold all tenants jointly responsible for the full lease term. If one tenant wishes to remain, they must qualify for tenancy on their own or an approved replacement tenant must be found. Any changes require management approval and a lease amendment or re-application. -
My lease expiration is coming and I want to move out. What do I do?
A 60-day notice is required. You can submit a request to vacate through your tenant portal. Be sure to give notice by the deadline, schedule a move-out inspection, return all keys, and follow move-out cleaning guidelines to help ensure timely deposit return. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine and necessary repairs as part of property management, guided by our construction-informed maintenance standards to protect asset value. Tenants are responsible for damage caused by negligence or misuse and may be charged for repairs beyond normal wear and tear. Please submit maintenance requests promptly through the tenant portal or emergency contact channels.
